Stormwater Penetration, Repairs and Leak Detection in Coogee

Our plumbers were called to this block of apartments in Coogee to investigate 2 water leaks coming from Units 5 and 12, upon request of the Strata management. We theorised that the leak was coming from a stormwater pit in the garden of Unit 5 and dripping down into the garage of Unit 12. The tenants had noticed the roof downpipes leading to Unit 5's garden were blocked with leaves, causing water to overwhelm the open grate drain. 

Leak Detection and Investigation

Firstly, our strata plumbers investigated the water leak in Unit 12's garage. There were several damp patches on the ceiling, and it looked like the leak was coming down through the concrete between the fire collar and slab. It was sneaking across the ceiling via a hairline crack, dripping onto the floor and damaging some of Unit 12's stored items.

CCTV Drain Inspection

Once we had an idea of what we were dealing with, we went in with our CCTV drain cameras and conducted a full inspection of the pipes and stormwater system. As the client mentioned, the downpipes were incredibly clogged with leaves, dirt and sticks, making it hard for the water to flow naturally. We also used the cameras to identify the floor drains connected to the main stormwater line, assess any other potential damage and map the entire stormwater system to see how far the water had penetrated through the garage and the building.

Stormwater System Sealing and Waterproofing

To achieve long-lasting results for both units, our plumbers used a multi-layered waterproofing strategy. Just going in with silicone and hoping for the best just isn't good enough - we wanted this problem to be permanently fixed. Our plumbers dug down through heavily rooted soil to access the leaking stormwater drain, while another team cleaned and prepared the garage's concrete ceiling.

We then sectioned off pieces of the pipe and installed a puddle flange, which acts as a collar that'll help control the flow of water and stop it from tracking through the concrete ceiling of the garage. This, combined with heavy-duty primers, created a flexible waterproof membrane that moves with the building rather than cracking when under pressure.

A geotextile fabric was installed over the waterproof membrane on the pipe. This protects it from sharp rocks, ground movement and pressure from the soil. Once every element was installed properly, our plumbers backfilled the excavated area and tidied up their jobsite.
